Don't sell a home when you're full of uncertainty. Here are the questions to ask your agent.

Selling your home can be a confusing process. You want to work with an agent who will be as transparent as possible. Agents only get paid if your home sells.   • How did you determine the listing price of my house? - An agent will calculate the listing price of your home by factoring in the home's condition, square footage, location, and the number of bedrooms and baths.

  • Will you represent the buyer, too? - Although it is feasible for a real estate agent to represent both the buyer and the seller, it isn't as ethical as you might think. If anything goes wrong, it can have a damaging effect on their integrity.

  • What is your marketing strategy for my home? - A good real estate agent has many marketing tools at their disposal. Social media, ads in local publications, and feature spots on their own website are the best way to market Bergen County homes for sale.

  • How should I prepare my home? - Your real estate agent will provide you with a list of things you can do to prepare your home for sale. A good cleaning and revamping your outdoor landscaping is a good place to start. You want your home to look its very best when you list it. Improving its curb appeal is a must.

  • How much will it cost? - Selling your home does come with a price tag. In addition to title fees, closing costs, and appraisal fees, you will also have to pay the realtor as well. Commissions are negotiable, so make sure you talk to your agent at length to determine a fair price.

  • Have you sold many homes in my area? - If you want to determine how successful a real estate agent is, ask them how many homes they have sold in your area. This will give you a good idea of how well-known they are in your specific area and whether or not they are efficient when it comes to determining a good listing price.

  • How many days will my home be on the market? What's your average? - Ask how many days a realtor's listing usually stays on the market. If a house stays on the market for too long, it may not be priced correctly. A realtor who sells homes within the first week or so of listing them is doing something right.

  • Will we communicate often? - Most realtors will encourage communication. Find out from the beginning how often you will hear from your realtor. If they don't act like they are open to communication, you may want to find another agent.
