As a home buyer,  negotiating can be tricky and even cause you to lose your dream home. Here's how to become a better negotiator.

First-time home buyers are often overwhelmed by the process. Finding a nice home and taking the tour is easy. Placing a bid may be a little daunting, but where many people start to feel the pressure during the negotiations. Are you too high, too low, asking too many questions, or are you acting too nonchalant? You don't want to lose your new home by not being sincere enough, but you also don't want to be a pushover either. The following tips from our real estate agents will help get you through the negotiation process.

  • Get your own appraisal – If you aren't quite sure what a home is worth, it's in your best interest to get an appraisal. You can pay for it yourself and have the information in hand before you sign the contract. It's well worth the expense to protect yourself in the long run.

  • Pay for a home inspection – You may also want to look into a home inspection. A reputable inspector will be able to identify any possible causes for concern that may give you problems in the future.

  • Know your competition – When you are looking at Rockland County homes for sale, you will be competing with several other buyers. Know your competition and be prepared to play hardball if necessary.

  • Count the days a home is active – Count the days a home has been actively listed. The longer it has been on the market, the more people have looked at it. Find out why others are passing it up. One man's loss is another man's gain. It may be just what you're looking for. The longer it sits, the more likely it will be that the owner will negotiate.

  • Watch for motivated sellers – When a seller gets desperate or motivated, it's a good sign that they are willing to negotiate a little more than if they had just listed the home for sale.   • Be empathetic – Be empathetic. Many people have difficulties selling their homes because of their strong attachment to them. Offer small concessions if you see they are having a hard time dealing with the sale. In the end, it will give them a little closure and peace of mind.

  • Be professional and honest – Always be professional and as upfront and honest as possible. It's better to build a positive relationship with the seller than to constantly be at odds with one another.
