When you make the decision to sell your home, there are many things you will need to remember to do. It will be easier if you start to put together a list of things that will be helpful during the listing process. Our real estate agents can work with you when you start to make your list so you don't forget anything important.
Research your address – Research your address on Google. You may find information about your property that you didn't already know. This can include comments from prior owners or historical information listed in museums or public records.
Make a list of improvements and concerns – Make a list of improvements you have made to the property as well as any concerns you have. This can mean repairs that may need to be revisited or things that you have noticed aren't working as they should be. Include as many details as possible, including the dates of specific improvements and repairs.
Vet your real estate agent – Get to know your real estate agent. Check their references and look at their sales record. Look around and see how many Rockland County homes for sale have their name on them. Talk to clients who have used them in the past to find out what you might expect if you list with them.
Make sure the little things are fixed – Look for burnt-out light bulbs. Check the doorbell. Tighten loose knobs on your cabinets. Make sure the little things are fixed. Sometimes, it's the little things that a potential home buyer sees that will turn them off of your home. When you show your home, make sure it is viewed in the best possible condition and with everything in good working order.
Use social media marketing – Social media is a gold mine when it comes to marketing. You can reach a much wider audience over a larger area. Insist that your real estate agent takes advantage of the word-of-mouth advertising you can gain through social media posts. Share each post and encourage your friends and family to do the same.
Clarify what stays with the property – Make sure you clarify what stays with the property and what doesn't. The appliances, curtains, outdoor furniture, or any type of embellishment may impact the sale if the buyer thinks they will be sold with the property. Be willing to compromise. If the new buyer really wants something, consider letting it go with the house if it will seal the deal.
Deep clean every nook and cranny – Deep clean every nook and cranny. Clean inside drawers, cabinets, shelves, and closets. A potential home buyer will check inside the oven, the microwave, and any other place they can find to ensure nothing is being hidden. Let them look wherever they want, just make sure it has been thoroughly cleaned first.
After you've gone over your home and made the final decision to sell, contact our agents and give us an opportunity to help you get the process started. We can go over your list of to-dos and make sure everything is finished before the first person tours your home.
