When you sell your home, you're not supposed to do everything by yourself. Here's what your agent wants you to know.

Your realtor has to do a lot of work to make sure you are treated fairly during the sale of your home. They do everything they can to make sure you get a fair price, and the buyers get a home they will be happy they own. Our real estate agents will always go the extra mile for you. You can help them by being as honest as possible and following the advice they give you.

  • Eliminate the things that personalize your home – You have filled your home with personal mementos. If you want to make your home more appealing, eliminate some of your more personal items. They will want to make your home their own. Make it more generic-looking so it is easier for them to imagine it being theirs.

  • Be honest about your home's flaws – Every home has flaws. There are many Rockland County homes for sale, and none of them are 100% perfect. Be honest about your home's flaws. If you don't let the buyer know, they may change their mind about the purchase. Not disclosing the flaws of your home will also make it harder for the buyer to trust you.

  • Plan on making a few minor repairs – Once your realtor knows what is wrong with your home, they may recommend making a few minor repairs. Add a coat of paint or change the hardware on your cabinets. Fix old light switches and replace faucets in your kitchen and bathroom. It's the little things that your potential buyer will notice and appreciate.

  • Don't go overboard when it comes to price – Being sentimental is one thing, but when you are trying to sell your home you need to keep your heart out of it. Know the fair market value of your home and set your price accordingly. Set your price as fairly as you can, and don't be afraid to negotiate. You may be surprised at how well it turns out for you.

  • Remodeling may not be the best idea – Remodeling may be a good idea for some, but not for all. Talk to your realtor and see what they suggest. When it comes to some homes, it may be to your advantage to let the new owners take on the responsibility of remodeling. It's an ideal way for them to start to make their new home their own.

  • Be involved in the selling process – Don't let your realtor do all the work on their own. Be involved in the selling process. Tell them what you think and offer to make a concession or two if it will keep the buyer coming back to the table. Be available when it's convenient for the buyer if they want to take a second look. Offer to answer their questions so they can make an informed decision.

  • Be patient – Be patient with your buyer as well as your real estate agent. Making the decision to buy a home takes time. Allow your buyer to make an informed decision. Give them a few days to think things over. Being honest and upfront about the condition of your home and giving them an opportunity to think about it without rushing will allow them to be more comfortable with their decision to buy.

  • Keep it clean – When your realtor says you need to clean things up a bit, they aren't being mean. A thorough deep clean will make your house stand out. Clean the closets. Pack up the things you don't use and eliminate any unnecessary clutter. It will give the buyer a chance to see your home's full potential.

When it's time to sell your home, talk to your realtor and tell them your plans. Contact our office and set up a meeting so you can let them know your expectations. When you work together, you will be able to sell your home relatively quickly and without any surprises.
